“Oh, we didn’t realize the plumbing was routed this way.” Change Order.
“The city is requiring a different grade of lumber here.” Change Order.
“That tile you picked isn’t covered in the base allowance.” Change Order.
Before you know it, that “affordable” $150,000 remodel is suddenly costing you $220,000, and your house is torn apart so you have no choice but to pay up.

When a client signs a contract with Santa Fe Construction, I tell them one thing very clearly: We do not issue Change Orders.
We stick to the price we agreed upon for the scope of work defined. Period.
The only person who can create a Change Order on an SFC project is you, the client.
If you decide halfway through the project that you want to add a custom outdoor kitchen to the scope, or if you decide to upgrade from quartz to premium imported marble—that is a Change Order, because you are actively choosing to add or change the scope of the project.
The only exception is true “unforeseen conditions”—like hidden rot behind a wall or undisclosed underground utility lines. But unlike contractors who hide this in the fine print to surprise you later, we define exactly what “unforeseen” means upfront, before you ever sign the contract. No hidden traps, no manufactured surprises.
